This is why:
There have been some recent changes on HOW and IF listings make it into the MLS, or are syndicated to apps such as Realtor.com, Zillow, etc.
It is more important than ever for me as a real estate professional to dive deep and find you available homes that are not publicly advertised in the MLS.
Now this has always been my specialty, Sharyn Buys Houses after all (!) and I am always out there finding sellers that may want a private sale, or are close to listing publicly, or that are just open to hearing an offer, giving YOU the advantage of not having to compete with many other buyers. I'm an expert when it comes to finding off market property and I do it not just for my own investing avenues but also for my ultra special, important, and beloved buyers that I work with.
I only work with buyers in Medford, Medford Lakes, and Marlton NJ. So anyway...here is an explanation of what you may hear to be Off Market Listings and how we can navigate through as a buyer in this marketplace.
1. True off market listing. This listing is off market and not listed with realtors or in the MLS whatsoever. This may be a property I own, a colleague has privately mentioned to me, or that I have under contract and it's either not listed yet, or there are no plans to list it but of course, everything is for sale. When working with buyers I work hard to find off market listings as that is where you are going to get the best price with little or no competition.
2. Office exclusive listing. These properties are listed with my brokerage but withheld from the MLS, social media, there is no for sale sign, and are only available to the agents in my office and their buyers. This is exactly why I register with every source available and I'm continually accessing this off market property well beyond what's in the MLS. Why would a seller list a property like this? Privacy. It's the ultimate in private sales however, it may not bring as high as a price as listings in the MLS. There will be fewer competing offers but I've even sold these without showings! The highest bid from my private buyers list gets it.
3. Coming soon. This is pre-marketing for properties that are coming on the open market and will be listed in the MLS. It bridges the time between signing the listing and when the home is market ready. It does not count days on market and no showings are allowed, Coming Soon is just for buyer awareness and we can use it to excite the market (important for the highest price!).
4. Full MLS + syndication. These properties are added to the MLS and publicly marketed, you know...your typical listing! The pictures and video will be online and the house will be open to showings through myself and Realtors in the marketplace. This delivers maximum exposure and can be used to drive the price up as it will be seen by the maximum amount of buyers.
It's important to know that the market is fragmented more than ever... it's unreliable, inconsistent, and not all listings are on the MLS which is different from prior years. They are now scattered across different websites and portals and it just so happens that I know where the inventory lives, and I can provide something that no portal can. I make it my business to find all the homes that never hit Zillow, I dig deep to find as many exclusives and off market listings as I can, and I present them to you.
I only work with a couple buyers at once to make sure that you are never shut out and that I am finding as many properties for you to tour as possible, both on and off market.
